Ms. Mondor stated that the Commission was in receipt of correspondence Letters in favor of the AGH proposal from: Councilwoman Darlene Harris Northside Leadership Conference Fineview Citizens Council East Allegheny Community Council Allegheny City Central Association Manchester Citizens Council DEVELOPMENT REVIEWS (See Attachment B for staff reports.) Hearing and Action: Project Development Plan 18-PDP-003, 320 East North Avenue, Allegheny General Hospital Cancer Center MOTION: That the Planning Commission of the City of Pittsburgh approves Project Development Plan #18-PDP-00003 for construction of a new two story hospital addition at 320 East North Avenue based on the application and drawings filed by Reed Smith, LP, on behalf of the property owner, Allegheny General Hospital, with the following conditions: 1. Final approval of the IMP shall be granted prior to issuance of a building permit; 2. The final construction plans including site plans, landscape plans, construction management plans, and elevations shall be reviewed and February 6, 2018 4 approved by the Zoning Administrator prior to approval of an application for a building permit 3. Stormwater management plan or alternative compliance agreement shall be approved prior to issuance of a building permit; 4. The transportation study be approved by the City’s transportation staff prior to issuance of a building permit and any required improvements must be addressed prior to issuance of a final certificate of occupancy; 5. The final landscaping plan shall be reviewed and approved by the Zoning Administrator prior to issuance of an occupancy permit. MOVED BY Ms. Detrick; SECONDED BY Ms. Dick.
